High quality new homes for rent

Following feedback on the challenges of retail space on upper levels we have replaced the retail space on the first floor of the Mansion Blocks facing Pastor Street with 9 additional homes bringing the total homes beingprovided by the scheme to 507.

We are still committed to providing the previously consented 165 affordable homes including:

  • 49 affordable rent homes
  • 116 social rent homes

The new homes will be designed to promote our residents health and wellbeing, with 478 homes enjoying private balconies, an increase from 460 consented.

The number of dual aspect homes has been maximised as far as possible with 63% dual aspect in Towers 2 and 3 and 65% dual aspect in the Mansion Blocks.

The homes all meet or exceed the Nationally Described Space Standard (NDSS) a government statutory guidance document.

10% of all the homes provided will be designed as accessible units to meet part M4/2 compliance with Building Regulations

As presented in the initial consultation we have introduced student homes in Tower 1 of the revised proposals for the West Site.

This has been developed to provide:

  • 440 student homes
  • Two clusters of 12 homes each per floor
  • A central core with 2 stairs and 3 lifts
  • Dual aspect shared amenity for each cluster on every floor
  • Corridors to homes benefitting from natural light
  • 10% accessible homes
  • Shared amenity and terrace space on level 19

The introduction of student accommodation responds to key local pressures and needs:

  • There is a huge demand for student accommodation in London, with a 25% increase in the student population in Southwark alone in the last ten years.
  • One third of students in Southwark currently live in the wider private rented sector, while over half of our private units at Elephant Central are occupied by students.
  • This provides a huge opportunity to increase capacity in the student market that will reduce pressure on the wider rental housing market in Southwark; freeing up rental housing for young people and families across the borough.
