With Elephant Central thriving, Castle Square providing a home local retailers and the ongoing development of the East Site progressing at pace, we are fully invested and committed to the long-term future of Elephant and Castle.
Since the submission and consent of the initial application, there have been a number of changes introduced pertaining to building safety and sustainability that we have to respond to.
This gives us an opportunity to revisit and enhance the scheme, enabling some key improvements while responding to these required changes, including:
Planning policy review and revisions to the New Southwark Plan and London Plan.
Regulatory and British Standard updates including the new Building Safety Act, which has a legal requirement for all buildings over 18m to include a second staircase and fire evacuation lift.
Need for an improved energy and sustainability strategy resulting in a move away from fossil fuels to an all electric energy system.
The existing and emerging physical context of Elephant and Castle has also changed, with the West Site now sitting within the context of the already delivered Elephant Park and One the Elephant as well as the East Site of our Town Centre masterplan.
Growth in both student demand and accommodation market has created a strong demand for on-site Purpose Built Student Accommodation (PBSA). The West Site is in close proximity to both London College of Communication, UAL and London South Bank University, as well as Guy’s and St Thomas’ teaching hospitals.
